Seven rooms on Chapora lane, Vagator

Seven serviced rooms set around a courtyard, opening straight onto Chapora lane, with Vagator beach about fifteen minutes’ walk down the hill. Rooms are booked individually, so it works for a couple as easily as for a group taking the whole place.

In the developer's own words: “Walkable distance to famous Chapora lane. It is a lane with colorful buildings and a relaxed atmosphere. You'll find cafés, restaurants, small boutiques, bars. It is close to Chapora Fort and Vagator Beach. The lane is especially lively in the evenings, with music, good food, and people walking around.”

Location

You step out of the door onto Chapora lane

Not near it — on it. Chapora Main Street is the one commercial lane running through the village, and the nearest bar sits about twenty metres from the door. It is quiet and shuttered through the day, then fills from sunset with small bars, feni and urrak counters, juice stalls and late kitchens, and stays busy well past midnight.

On the lane

Aram Bar

Bar

One of Chapora’s long-running drinking rooms — kokum urrak, feni and chorizo pao, regulars and loud music.

About 20 m

Scarlet Juice Centre

Juice bar

Fresh juices and fruit salads, run by the same family since the 1980s. The street’s unofficial information desk.

About 30 m

Paulo’s Bar

Bar

A tiny rock’n’roll room. Cheap beer, fairy lights, posters of rock legends, no menu and no fuss.

About 55 m

Darling’s Bar

Bar & pizzeria

The lane’s best-known address. Wood-fired pizza, a pool table, live music and a late crowd.

On the lane

Jai Ganesh Fruit Juice Centre

Juice bar

The corner spot, looking up and down the street. People sit here far longer than a juice takes to drink.

On the lane

Habibi

Lebanese

Mezze, falafel, kebabs and saj wraps, from a kitchen that opens late and stays open later.

On the lane

House of Chapora

Live music

An up-cycled Portuguese house down by the river jetty — techno, house and psytrance nights, art and food.

Short ride, by the jetty

Chapora Fort

About 700 m away on the headland above the village — a ten-minute walk to the foot of the hill, then a steep ten to fifteen minutes up to the ramparts. The standard sunset spot, looking north to Morjim and south over Vagator.

A little further

Sakana for Japanese, about 750 m. Bean Me Up, the long-running vegan kitchen in Deulvaddo, about 1.1 km. Hilltop, the open-air Vagator institution, about 1.2 km.

The address

Anjuna – Chapora, Vagator, North Goa 403509. Coordinates 15.6037° N, 73.7418° E. Manohar International Airport is around an hour by road.

Goa’s season runs roughly October to March, and some places on the lane cut their hours or close through the monsoon. Being on the main street also means it is audible late at night in season — worth knowing before you book.

Track record

What we ran before

Previously operated

Radha Avira

Field-view villas and private cottages across the Vagator, Chapora and Anjuna stretch. A nature stay rather than a party house — open fields, peacocks, and the quieter side of North Goa. Pet friendly, and used for small hosted gatherings as well as ordinary bookings.

For owners

What we actually take off your hands

Local knowledge, current marketing and a real person on the ground. A Goa second home earns nothing while it sits shut, and loses money the whole time it does.

Strategic marketing

Professional photography, online listings, social media and the travel platforms.

Guest management

All guest communication and support, from first enquiry to checkout.

Housekeeping

Clean, comfortable, well-maintained — between every stay, not once a season.

Check-in & check-out

Someone there to hand over the keys and to take them back.

Operations & maintenance

Coordination with vendors and staff so problems get fixed, not reported.

Revenue optimisation

Dynamic pricing and market analysis, so the rate moves with the season.

Commercials

Two models. The difference is who pays the staff.

Keep 80% and fund the running of the property yourself, or give up ten points and we put the management staff on our payroll instead of yours. Same standard of management either way — the split just reflects who is carrying the wage bill.

Transparent operations

You see what we see

Property management goes wrong in the same way every time: the owner stops being able to check. So the reporting is built in rather than requested.

A dedicated WhatsApp group with the property owner and the Avira Stays management team.

Booking details, guest payments, expenses and operational updates shared regularly.

Complete records kept of revenue, expenses and maintenance costs.

Full owner visibility of the property's financial and operational performance.

Regular updates on bookings, occupancy, revenue and expenses.

Any major operational expense or decision communicated to the owner in advance, wherever applicable.

How it works

A simple process

1

Property onboarding

We come and see the property, and understand what you want out of it.

2

Agreement finalisation

You choose the revenue model — 80:20 or 70:30 — and we paper it.

3

Setup & preparation

Listing, photography, staff setup and everything else the property needs to be sellable.

4

Go live

Bookings open and guests start arriving.

5

Regular updates

Ongoing performance reports, and the transparency commitments above.
